A: Sandstone at San Juan Country Club is an exclusive 55+ retirement community located in Farmington, New Mexico. Prospective residents aged 55 and older can select a home site, have a custom dream home built, and begin their new luxurious, country-club lifestyle.
Q: What are the age restrictions for living in Sandstone?
A: At least one occupant of each home must be 55 years of age or older. No one under the age of 19 is permitted to occupy a home, although they may visit for up to four weeks at a time when supervised by someone 19 or older.
Home Ownership and Construction
Q: Are there any building requirements for my new home?
A: Yes, there are several requirements:
Construction must begin within 365 days of purchasing the lot.
The home must be completed (Certificate of Occupancy obtained) within 270 days of starting construction.
Homes must be at least 1,800 square feet of heated finished living area.
Each residence must be single-story and include at least a two-car garage and a golf cart garage or space.
All building plans must be approved by the Architectural Review Committee (ARC) before construction.
Q: What are the setback requirements for building on my lot?
A: The setback requirements are:
Front: 25 feet for the garage, 20 feet for the house
Rear: 25 feet minimum
Sides: 10 feet minimum on each side
Q: Are there restrictions on the exterior appearance of homes?
A: Yes, the ARC must approve all exterior materials and colors. Generally, exterior finishes may be stucco, brick, or stone. Wood surfaces are not allowed. Roofing materials and colors must also be approved by the ARC.
Community Amenities and Requirements
Q: Is there a Homeowners Association (HOA)?
A: Yes, all homeowners are automatically members of the Sandstone Homeowners Association, which manages the common areas and enforces community standards.
Q: What are the anticipated HOA dues?
HOA dues will be determined soon. We estimate monthly dues will consist of:
§ Base dues $110.00
§ Common road maintenance $ 30.00
§ SJCC Membership $ 110.00

Q: Are there any mandatory club memberships?
A: Yes. All owners of residential building lots in Sandstone will be required to have a San Juan Country Club membership. Each lot and its owner/lessee must at all times hold a Full Golf membership to San Juan Country Club (SJCC). Full Golf membership shall begin in the same month that the homeowner receives a Certificate of Occupancy for their residence. SJCC dues shall be paid and included in the Homeowners Association assessment. All members of SJCC must be approved by its board of directors. Details can be obtained from SJCC offices.
Memberships are assigned to each lot. If you sell your lot, the membership transfers to the buyer, subject to approval of SJCC and payment of a transfer fee.
Q: Can I have pets?
A: Yes, house pets are allowed. However, they must be kept on a leash when in common areas or on the golf course. Owners are responsible for cleaning up after their pets and any damages caused by them.
Landscaping and Maintenance
Q: Who is responsible for landscaping and maintenance?
A: Homeowners are responsible for landscaping and maintaining their individual lots. The HOA maintains the common areas. All landscaping plans must be approved by the ARC.
Q: Are there any restrictions on what I can do with my yard?
A: Yes, all landscaping plans must be approved by the ARC. There are also restrictions on items like antennas, satellite dishes, and outdoor storage.
Vehicles and Parking
Q: Are there any parking restrictions?
A: Yes, parking on streets is only permitted in designated areas. Abandoned or inoperable vehicles, as well as RVs, boats, and trailers, cannot be parked or stored on the property except in a garage.
Q: Do I need to have space for a golf cart?
A: Yes, each residence must have either a separate golf cart garage or sufficient space within the regular garage to accommodate a golf cart in addition to at least one standard-sized vehicle.

A: Sandstone at San Juan Country Club is in full compliance with the Fair Housing Amendments Act, 42 U.S.C. 3607(b)(1) and (b)(2)(c), and the regulations promulgated thereunder. This federal law allows for age restrictions in housing communities that meet specific criteria for 55+ communities.
Q: What makes Sandstone a legally recognized 55+ community?
A: To maintain our status as a 55+ community under federal law, we ensure that:
At least 80% of our occupied units have at least one resident who is 55 years of age or older.
We publish and adhere to policies that demonstrate our intent to operate as housing for persons 55 years of age or older.
We comply with Department of Housing and Urban Development (HUD) rules for age verification of residents.
Q: How long will Sandstone maintain its 55+ status?
A: Sandstone at San Juan Country Club is committed to maintaining its status as a 55+ community for a minimum of 30 years from the date of the community's establishment, as stated in our declaration of covenants.
Q: Does the age restriction mean that younger people can never live in Sandstone?
A: While our primary focus is on providing housing for those 55 and older, there are some exceptions:
In multi-person households, only one member needs to be 55 or older.
Qualified occupants (19 years or older) may live in a home with an age-qualified occupant (55+).
No one under 19 may be a permanent resident, but they can visit for up to four weeks at a time when supervised by someone 19 or older.
These policies ensure we maintain our legal status as a 55+ community while still allowing for some flexibility in living arrangements.
